Royal House factory project

Royal Group’s factory project in Nhon Trach II – Nhon Phu Industrial Park combined two scopes rarely seen together: dismantling an existing factory and constructing a new one in its place, across three buildings totaling roughly 7,300 m² — a 1,620 m² raw material warehouse (30×54 m), a 4,464 m² two-storey warehouse (30×74.4 m), and a 1,200 m² factory (30×40 m).

Sequencing demolition and new construction on the same industrial site over a 12-month schedule means the old structure has to come down without disrupting adjacent operations while the new steel frame goes up — a logistics and phasing challenge on top of the structural design itself.
